WHAT’S NEXT?

 

Downhill skiing, rock climbing, or debate club are all examples of activities that require a bit of advance thought on what’s next. What will the impact be from what I say or do next?

Proactively considering your strategy will go a long way toward improving your odds of success. In a nutshell: what’s next?

If you’ve ever taken a wrong turn and found yourself skiing down moguls, you know the feeling. Focussing solely on the mogul you’re currently on is a great recipe for a face plant or yard sale, as yours truly once performed. It’s not this mogul that’ll get you. It’s the next one. And the ones after that.  

Sidebar. For those not familiar, a ski hill yard sale is when you fall so spectacularly that your skis and poles detach themselves from your body, and travel in all directions, giving the visual impression of a used ski equipment yard sale, with you splayed out in the centre. Not a good look.

Now, let’s flip the switch to real estate.

You’re selling a home listed at $799,900. Showings are slow and/or non-existent. It’s time to talk about making a change. While the obvious next step may be to reduce the price to $779,900, ask yourself: “if this doesn’t work, what’s next?” What if $779,900 still doesn’t garner the attention you’re hoping for?

In a market like we currently find ourselves in, perhaps you’re better to skip a step and move the price to $749,900. Awareness will likely increase, along with the odds of eliciting an offer.

Sometimes, the best path forward is to look two moguls ahead. Better that than a performing a yard sale for the entire real estate market to witness.
