Sometimes we are the mercy of timing and have no choice.

The house needs to be put up for sale now. Make that yesterday!

When time permits though, avoid the perils of the Real Estate False Start. It is a known fact that the first 2 or 3 weeks after listing a home are critical.

We would argue, the 2 or 3 weeks before listing are nearly as important. It is very difficult to have buyers come through a home that “isn’t quite” ready for sale.

Are the closets cleaned?

Floors and trim freshly cleaned and/or painted?

Are the wall repairs done?

Is the landscaping under control?

How about that cracked window pane in the basement?

These and many other factors can lead to a Real Estate False Start. Basically, you are asking the buyers to get excited enough to book an appointment and come out to see your home.

Then, asking them to understand that there are 2 or 3 or 14 or 15 things to be done next week. So, they then have to be motivated enough to either see past all of these issues (which many aren’t) or “get ready to run” again in a few weeks when they house is actually ready for presentation.

Will they have the energy and motivation?

If you’re able, bring your home to market when it is ready to run full speed.
