Timing is Everything…Sort Of
We are in the portion of the year where the question is always asked, “is now a good time to sell our home?” It is always a good time to sell if you are looking to sell. The question is, is now a good time to list?
Well, that can depend on the property. Is a large part of the benefit of a home and its property dependent on 25 celcius and sunny skies? If you have recently dropped $100k on your background, an argument can be made that you will be in a better position to maximize your return by selling in the spring and summer months.
For the majority of products, homes included, the best time to sell is when the product is prepared and ready to sell. We have mentioned in numerous previous blogs, the pre-listing preparation is a huge determinant in the potential interest and ultimate selling price of a home.
Whether it is November, April or August, a poorly prepared home is not as ‘list ready’ as that same home with the typical to-do list taken care of. Of course, if the home is priced reflective of the lack of preparation, then the time of listing is not as crucial. But when presented with a simple, reasonable list of to-do items, why wouldn’t that bit of extra effort be put in…the end result means a quicker sale for more money!
So, is now a good time to list? Put it this way: If a home is not well prepared for listing, is the likelihood of a sale any more possible in May versus November? After all, the spring market brings both increased volume and competition. It is fair to say that home will have an even greater difficulty selling in those conditions when compared to the quieter months of October to December.
The basic premise is this : regardless of when you list your home for sale, make sure you take the appropriate and necessary steps prior to presenting it to the buying public. It is surprisingly difficult to get a buyer to come back at a later date as changes and improvements are made. Think of it as a horse race….start strong!
